As a general rule, you only tend to find out how good a business is, when you experience an issue.
Despite the pandemic restrictions and the added processes and quirks it’s added to the way agencies have to function, Astute have excelled in helping us resolve issues with our new home, since we moved in a week and a half ago.
The initial process of application was painless and though there was initially some uncertainty as to whether our application would be successful, we signed our lease documents at Astute’s offices and were fully briefed on all aspects of the tenancy, including a recommendation to report any issues within 7 days, so they could resolve them.
We initially applied for the property without having viewed it directly, as the previous tenants hadn’t yet completed their move out. When we moved in, we found a number of issues that needed resolving, so we wrote an email to Astute, who spent considerable time working through the points and arranging for work to be carried out to rectify all points. We’ve had a number of visits from maintenance teams since, all of whom were polite, friendly and efficient. There are a couple of issues planned in to be fixed later this week, but the majority have been resolved within a week and a bit of our move-in, which is excellent!
I’d like to say a big THANK YOU to all at Astute and to the contractors who’ve carried out the work – you’ve taken considerable strain out of a potentially very stressful move and we’re very grateful. Definitely one of the best experiences I’ve had with a letting agents in my 20 years of renting and I wouldn’t hesitate to recommend Astute to renters in Manchester.
I was looking for a flat to rent in Manchester as I would start working there. I liked one of the flats that Astute Estates was advertising and we had a virtual viewing. Straight after the viewing I emailed them that I wanted to rent the flat. So they sent me application forms to fill out etc. Up until this point they replied to my emails really fast, but once I sent the application form, they just kept me waiting saying they were waiting for approval from the landlord etc. I haven’t provided them with any misleading information and I was even going to pay for the whole rent upfront but after a long wait I received an email saying that apparently “the landlord decided to go with another applicant”. I thought “okay, bad luck” but I still found it rude that I wasn’t informed that someone else’s application was also being considered at the time.
After a few weeks, I liked another flat again being advertised by Astute Estates. This time I reached out to them minutes after the flat was uploaded onto the website. We quickly arranged a virtual viewing and again straight after the viewing I told them I wanted to rent the flat. This time even before wanting me to fill out an application form, they wanted to see bank statements as proof that I can pay the rent upfront (which they did not request before). So I sent them the statements quickly, again there was no case of misleading information or any evidence to show that I would not be able to pay the rent. But there was a period of waiting only for them to tell me I had not been accepted again.
They don’t let you to pay a holding fee so that you can reserve the property. I think what they do is wait for a bunch of people to apply, and they keep you on hold during this process. Then they pick whoever suits them the best and just decline all the other applicants. I am not saying they should pick anyone that applies for the property without referencing etc. But they had no proof that I was going to cause any trouble as a tenant and still for some reason I wasn’t good enough. I think it is just some sort of discrimination at this point and it is really unprofessional.
Tag Line for Astute’s should be ‘no pets. no children’ – as its the line they use on nearly all their properties. Apparently this is down to the landlord, according to them, but considering the frequency, I would suggest that its actually Astute especially reading all the other reviews. Seem to be quite a cowboy run business, and now never look at any of their properties.
I really wish I could leave no stars. Applied for a flat that was advertised as PART FURNISHED. Spoke with Laura, who helped process our application. She also mentioned that there was a reduced rent incentive up to March 2021. So of course we were more than happy to accept this.
When we get the keys to the flat we find it’s completely furnished with no dishwasher (this was also mentioned in the advert). On top of that we are no longer paying reduced rent but now they want full rent. When I challenged them about this they tried to make out like this was never offered to us, and when I showed them the email they only decided to tell us that we didn’t get that flat, the flat we have a different one. They also tried to blame us saying we did not ask the right questions, when their agents didn’t tell us that the flat we wanted was no longer available. Instead of taking accountability they’re quick to blame the tenants. They’ve wasted mine and my boyfriend’s time and not to mention the poor landlady’s time. Based on the reviews they seem pretty proficient in providing bad service.
